The short answer, with numbers

A bathroom remodel adds value, but the report does not say it pays you back in full. These are the bath rows from the South Atlantic region, 2025, Cost vs Value report (Zonda, Remodeling magazine).

South Atlantic region, 2025, Cost vs Value report (Zonda, Remodeling magazine)
ProjectJob costRecouped at resale
Bath remodel, midrange$25,60975.3%
Bath remodel, universal design$41,20361.5%
Bath remodel, upscale$80,22241.4%
Bathroom addition, midrange$59,03951.4%
Bathroom addition, upscale$107,95536.1%

Recouped means the share of the job cost the report says returns at resale. The report is regional. It does not show Tampa-only 2025 numbers.

What the dollars work out to

This is our own arithmetic on the report's figures, rounded. It is not a number from the report.

  • Midrange: 75.3 percent of $25,609 is about $19,300 back, so about $6,300 is not recouped.
  • Universal design: 61.5 percent of $41,203 is about $25,300 back, so about $15,900 is not recouped.
  • Upscale: 41.4 percent of $80,222 is about $33,200 back, so about $47,000 is not recouped.

The midrange remodel loses the least in dollars and in percent. That is why it is the usual answer for a homeowner who cares about resale.

Why the upscale bath recoups less

The report shows the pattern, but not the reason. Our read is simple: a buyer sees a clean, modern, working bathroom as a plus. The step from midrange to upscale costs a lot more than the step a buyer will pay for.

That does not make an upscale bath a mistake. If you plan to stay for years, you use it every day. Just decide with the numbers in front of you.

Resale is not the only payoff

The report counts resale value only. A bathroom remodel can also fix things a percentage cannot show: a tub that is hard to step over, a shower that leaks, a floor that is soft near the drain, or a layout that does not work for your family.

For households planning to stay, the universal design bathroom row is worth a look. It costs more than a midrange remodel and recoups 61.5 percent in the report. We cover that project on its own page.

What we cannot tell you

We cannot tell you what your house would sell for. The report is a regional estimate for defined projects. It does not know your street, your house or the month you sell. A local real estate agent can speak to that.

How to pick your level

Use the three rows as a menu, not a ranking.

  • Midrange if you want the strongest payback and a bathroom that feels new.
  • Universal design if you plan to stay and want the room to keep working as you age. It costs more and recoups less, but it solves a daily problem.
  • Upscale if you want it and can afford to leave most of the cost behind. Know that going in.

Ask yourself how long you will own the house. The longer it is, the less the resale percentage matters, because you get years of use out of the room.

Questions to ask before you spend

  • Is the problem the finish, the layout or the plumbing behind the wall?
  • Will I still own this house in five years?
  • What does a local real estate agent say buyers on my street expect?
  • Does my budget include a cushion for what is found when the wall opens? See how to budget for a remodel.

Questions homeowners ask

How much of a bathroom remodel do you get back when you sell?

The South Atlantic 2025 Cost vs Value report puts a midrange bath remodel at 75.3 percent recouped. It puts an upscale one at 41.4 percent. These are regional estimates, not promises.

Is a bathroom addition worth it for resale?

The report shows a midrange bathroom addition at 51.4 percent recouped, lower than a midrange bath remodel at 75.3 percent. Many people add a bathroom for daily use rather than resale.

Does a bathroom remodel add more value than a kitchen remodel?

The report's minor kitchen remodel recoups more (109.2 percent) than the midrange bath (75.3 percent). The major midrange kitchen recoups less (50.2 percent). It depends on the size of the project.

Are these numbers for Tampa?

No. They are South Atlantic region numbers for 2025. The 2025 Tampa page of the report shows the same regional figures, not Tampa-only ones.
