A real estimate is a detailed plan, not a guess

A good estimate is a detailed plan you can hold us to. Before any work begins, we come out, measure, and listen, then put the full scope, materials, timeline, and price in writing. You see exactly what you are paying for and why.

When the number is in writing and the scope is spelled out, you can compare quotes side by side and sign with confidence. If the scope does not change, the price does not change.

That is the whole point of a written estimate, and it is the standard a Florida-licensed contractor should hold. It is also why the number you agree to is the number you pay.

Mid-Range Remodel $13,000 to $20,000

A full remodel with a tiled walk-in shower or tub-to-shower conversion, upgraded tile, a quality vanity, and updated plumbing and electrical.

Luxury Primary Suite $25,000 to $50,000+

A high-end primary bath: layout changes, a custom tiled shower, double vanity, freestanding tub, premium finishes, and detailed tile work.

An update in the existing footprint: new cabinets or refacing, countertops, backsplash tile, fixtures, and lighting, with no major layout changes.

Mid-Range Remodel $50,000 to $80,000

A full remodel with quality custom cabinets, stone countertops, a tiled backsplash, updated electrical and plumbing, and some layout adjustment.

High-End / Luxury $90,000 to $165,000+

An open-concept redesign: removing walls with engineering, premium cabinetry and stone, an island, high-end appliances, and detailed finish work.

Kitchens run roughly $150 to $350 per square foot depending on cabinets, stone, and layout changes. The square-foot rate is a planning tool, not your quote. Your written estimate is the exact figure.

Home Additions

Room Addition $160 to $350 per sq ft

A single-story addition on a new foundation: bedroom, primary suite, living-room expansion, or bath, framed, finished, and tied into the existing home.

Second-Story Addition $200 to $400 per sq ft

A full second story or partial upper-level addition: more structural reinforcement, engineered connections, and a new staircase tied into the floor below.

Engineering & Permits Built into scope

Structural engineering, permit-ready plans, and every county permit are written into your scope, not billed as a surprise line later.

Additions are priced per square foot, and the rate moves with how much structural and engineering work the space takes. We scope the engineering first, then put the exact number in writing.

Whole-Home Packages Quoted by opening

Doing the full house at once is usually the better value. We measure every opening and quote the package as one written number.

Insurance & Rebates We document it

We provide the wind-mitigation paperwork your insurer needs and help you check My Safe Florida Home eligibility, which can offset a chunk of the cost.

Installed impact windows typically run $1,000 to $3,800 per window. Every project is quoted in writing after a free in-home consultation, so the number you agree to is the number you pay.

Two bathrooms the same size can land thousands apart. Here is what actually drives where your project falls in the range, so nothing on your estimate is a mystery.

Materials and finishes

Stock cabinets versus custom, porcelain tile versus natural stone, builder fixtures versus designer. The finishes you pick are the single biggest lever on the final price, and you choose them with us in the open.

Size and scope

Square footage, the number of rooms, and how much we are touching. A surface-level refresh costs far less than a full gut, and moving the layout always adds to the work.

Structural and permit work

Moving a load-bearing wall, adding a second story, or relocating plumbing means engineering, permits, and inspections. We build those into the scope up front, never as a surprise line later.

Existing conditions

Older homes can hide outdated wiring, failed plumbing, or rot behind the walls. We flag the likely unknowns during the walkthrough and explain how we handle anything found once the wall is open, so you are never blindsided.

We come to you, look at the actual space, take measurements, and listen to what you want. No trip charge and no diagnostic fee. This is where a real estimate starts, not over the phone with a guess.

You get the full scope, materials, timeline, and price in writing. Line by line, so you can see exactly what you are paying for and compare it honestly against anyone else.

Fixed scope, fixed price

Once you approve it, the scope is locked and so is the price. If the work does not change, the number does not change. That is the deal in writing, before any demo begins.

Change orders in writing

If you ask for something new, or we genuinely find a hidden issue, we stop and put the cost in writing for your approval before we proceed. Nothing gets added to your bill without your signature.

Estimates are free. Payment is milestone-based and written into your contract before any work begins, so you always know what is due and when.

We do not offer in-house financing or loans, and we will never push you toward a lender. You pay against clear project milestones, not all at once and not before work is done.

Deposits and milestones

Your deposit and payment schedule are spelled out in the written contract before any work begins. As a Florida-licensed contractor we follow state law on deposits, permits, and start dates under FS 489.126, so you are protected from day one.

Payments are tied to milestones the contract defines, so money only moves as the work moves. No giant up-front lump sum, and nothing due for work that is not finished.
