What you get

Your addition, engineered and built by a licensed building contractor

Adding space is the most structural work a home contractor does, and it is exactly what a Florida Certified Building Contractor is licensed for. A handyman or a remodeler without a building license cannot legally take on structural additions. Hildebrand holds license CBC1257253, so we are cleared for this work, and we coordinate the structural engineering and pull the permits so you never have to chase a separate engineer, draftsman, and county office yourself.

Hildebrand builds room additions, primary-suite and bathroom additions, living-room expansions, and full second-story additions across Manatee, Hillsborough, and Pinellas counties, the kind of second-story and living-space work Josh has built hands-on. We work with a structural engineer to produce permit-ready plans, pull the permits, and build to Florida code, which in this market means impact-rated openings and engineered connections. A room addition typically runs 6 to 12 weeks; a second story runs 3 to 5 months depending on size and permitting. You get the scope, timeline, and price in writing before any work begins.

An addition also ties new roofing into your existing roof line. Our sister company Coastline Roofing handles that part, so the new space is weather-tight and matched to the rest of the house.

What it costs

Honest home addition cost ranges

Additions are priced per square foot, and the rate depends on what the space is, how much structural and engineering work it takes, and the finishes you choose. These are typical Florida ranges to help you plan. Every project is quoted in writing after a free in-home consultation, so the number you agree to is the number you pay.

Room Addition $160 to $350 per sq ft

A single-story addition on a new foundation: bedroom, primary suite, living-room expansion, or bath, framed, finished, and tied into the existing home.

Second-Story Addition $200 to $400 per sq ft

A full second story or partial upper-level addition: more structural reinforcement, engineered connections, and a new staircase tied into the floor below.

Engineering & Permits Included in scope

Structural engineering, permit-ready plans, and every county permit are built into your written scope, not billed as a surprise line later.

Priced per square foot and quoted in writing after we scope the engineering. Free in-home consultation. For a full price breakdown, read our home addition cost guide.

FAQ

Home addition questions, answered

How long does a home addition take?

A room addition usually runs 6 to 12 weeks. A second-story addition runs 3 to 5 months. Both depend on permit timing and weather. You get a written schedule before work starts.

Do I need an architect, or can you handle the plans?

For most additions we work with a structural engineer or architect to produce permit-ready plans. We can recommend trusted partners or work with one you already use.

Do you offer free estimates?

Yes. In-home consultations and written estimates are free. Call or text (941) 284-2218 to schedule.

Will the price change once you start?

We put the full scope, materials, timeline, and price in writing before any work begins. If something genuinely unexpected comes up behind a wall, we talk to you and get your approval before we do anything, never after. No change-order surprises.

Do you handle permits?

Yes. As a licensed Florida general contractor we pull every required permit and meet every Florida Building Code inspection. You do not have to coordinate any of that with the county yourself.

Are you licensed and insured in Florida?

Yes. Hildebrand Construction & Remodeling is a Florida Certified Building Contractor, license CBC1257253, and fully insured. We have been Florida-licensed since 2009, and Josh has 22 years of hands-on construction experience. You can verify our license at myfloridalicense.com.
