The short answer
Build your budget in four parts: the project, the written estimate, a cushion and the way you will pay. On an older home, a cushion of roughly 10 to 15 percent for what is found behind the walls is a sensible start. Every job is quoted after an on-site visit, because no number you read online can see your pipes, framing or floors.
Step 1: Decide what you want and why
Write down the project and the reason. Is it to fix a problem, to make the house work better or to get ready to sell? The reason shapes how far you go.
If resale matters, look at what the South Atlantic 2025 Cost vs Value report shows, in remodeling cost vs value. In that report, a midrange bath remodel costs $25,609 and a minor midrange kitchen remodel costs $28,567. These are regional figures for defined projects, not quotes. Use them to frame the conversation, not to set your price.

Step 2: Get a written estimate after a visit
An online range can be far from your house. A contractor who walks the job can see the age of the home, the layout and what may be hidden. Ask for a written estimate that lists the work, and ask what is not included.
Our local cost guides show what moves the price: bathroom remodel cost, kitchen remodel cost and home addition cost. When you have more than one estimate, read how to compare remodeling estimates.
Step 3: Add a cushion
Things show up when walls and floors open. On an older home, plan a cushion of roughly 10 to 15 percent for what is found behind the walls. For example, on a $40,000 estimate (a round number for the math only), that cushion is $4,000 to $6,000.
If you do not use the cushion, it stays in your pocket. If you need it, you are not caught short. The price does not change without your written approval, and our guide to change orders shows how that works.
Step 4: Plan how you will pay
We do not offer financing. Homeowners use their own bank, a home equity line of credit (HELOC) or a refinance. Talk to your lender before you sign, so you know what you can borrow and how fast the money arrives.
Also ask your property appraiser how a larger project may change your assessment. We cover that in remodeling and property taxes in Florida.
Common budget mistakes
- Choosing the lowest bid without comparing what each one includes.
- Leaving out a cushion on an older home.
- Picking finishes before you see the estimate.
- Forgetting where you will live or cook during the work. See living at home during a remodel.
- Treating an online average as a quote.
A simple budget checklist
Use this list as a starting frame. Fill in each line from a written estimate or a real quote, not a guess.
- The contractor's written estimate.
- A cushion for the unknown, roughly 10 to 15 percent on an older home.
- Costs for where you will cook, wash or sleep during the work.
- Furniture, rugs, window treatments and décor you plan to buy after.
- Lender fees if you borrow.
- A possible change in your property tax assessment.
Add them up before you decide. If the total is too high, change the project, not the cushion.
