The short answer

A universal design bath remodel costs $41,203 in the South Atlantic region, 2025, Cost vs Value report (Zonda, Remodeling magazine), and the report says 61.5 percent of that comes back at resale. The report's midrange bath remodel costs $25,609 and recoups 75.3 percent. The gap is about $15,600, which is our arithmetic.

Universal design means a bathroom built to be easy for most people to use at any age or ability. This is a regional figure, not a Tampa-only price. The report defines what is in its project. Check its scope before you compare it with your own plan.

What the add-ons cost

Many of the features come as separate items. These are national figures from This Old House's 2026 guide.

National figures, This Old House 2026 guide
FeatureInstalled cost
Grab bar$150 to $500 each
Fold-down shower seat$300 to $800
Curbless (step-free) shower$8,000 to $15,000

We found no verified cost for widening a doorway, so we will not give one. It depends on the wall, and we price it on a visit. For the shower, see curbless shower cost.

Design sizes people use

The federal ADA Standards give sizes that many designers use as a guide. These come from the U.S. Access Board.

  • Door openings: 32 inches clear width at minimum.
  • Walking surfaces: 36 inches clear width at minimum.
  • Turning space: 60 inches across at minimum.
  • Grab bars: 33 to 36 inches above the floor.

These are design references. We have not confirmed that the ADA Standards apply to a single-family home, so they are not a code requirement for your house. Your own plan will come from your needs and your building department.

Our guide on accessible bathroom dimensions goes deeper on sizes.

Why plan before you need it

AARP's 2024 survey found that 75 percent of adults 50 and older want to stay in their current homes as they age. A bathroom is often the room that decides whether that is possible.

Building it on your own timeline is easier than doing it in a hurry. You choose the finishes, you compare estimates and you live with a clean plan. The National Association of Home Builders offers a credential in home modifications and aging in place. We mention it as a way to see what skills this work calls for. We are not claiming it for ourselves.

What we could not confirm

The report gives one universal design row for the region. It does not give a Tampa-only 2025 figure. We also found no verified price for wider doors. Any number you see for those should come with a clear list of what it covers.

Features to consider, in plain terms

Universal design is a set of choices, not one product. Common features include:

  • A step-free (curbless) shower.
  • Grab bars where you reach and lean.
  • A fold-down shower seat.
  • Wider door openings.
  • Enough floor space to turn around.

You do not have to do all of them. Pick the ones that match who uses the room, and ask about the rest so the walls can be ready later.

Doing it in stages

If the full project does not fit your budget, ask about stages. A grab bar or a seat costs far less than a new shower, and some work can come first while the larger job waits. We would rather plan the order with you than have you pay for something you do not need yet.
