City or county?

The City of Bradenton has its own Building and Permitting Division, separate from Manatee County Development Services. A home inside Bradenton city limits should deal with the city. Homes outside city limits deal with the county. If you are unsure which applies to your address, ask either office. Our Manatee County permit guide covers the county side.

Portal, phone and address

  • Online: the city calls it Online Permitting Services, at cityofbradenton.com/onlinepermittingservices. Inspections are scheduled through the permit record in Accela.
  • Phone: (941) 932-9414 is listed as the Building Division main number. The city's page also lists 941-932-9400 under office hours.
  • Address: the page shows both 101 12th Street West and 101 Old Main Street, Bradenton, FL 34205, and does not say which is for in-person visits. Call before you drive over.

A recent change for private providers

The city's page says that starting May 1, 2026, private providers are no longer required to submit inspection reports within two days, and the reports go in the Certificate of Compliance packet. If you or your contractor use a private provider, ask the division how it works for your permit.

What the city page does not say

On the page we read, we found no fence rules, no garage conversion rules, no patio rules and no review times. The page links to a "Permit Types and Related Information" page we did not read. For any of those, ask the Building Division. Our guides on fences and garage conversions list the questions to ask.

Ask for a written answer by email, and write down the name of the person you spoke with.

Bring your site plan

For many remodel and addition jobs, permit offices ask for drawings and a site plan or survey. We did not see Bradenton's exact list, so ask. Our guide on what a site plan is explains the basics.

If your home is in a flood zone

Bradenton's page did not address flood rules. Manatee County's flood tools and Floodplain Management Section are listed on its flood page. Ask the city which office reviews flood questions for your address. Read how to look up your flood zone.

What to have ready before you call

  • Your street address.
  • A one-line description of the job.
  • Your survey or a sketch of your lot, if the work is outside the house.
  • Your contractor's name and license number. You can check any Florida license at myfloridalicense.com.

Questions to ask the Building Division

  1. Does my job need a permit?
  2. Which documents do you need with the application?
  3. How long is a review right now?
  4. How do I schedule inspections?
  5. Will you confirm the answer by email?

Use the city's own page for the phone number. Directory sites list different numbers, and one we saw showed a number from another area.

After the permit is issued

The city page says inspections are scheduled through the permit record in Accela. Keep your permit number handy. The city page does not list inspection hours or a cutoff time, so ask the division.

Check your contractor's license

Before anyone pulls a permit for you, check their license at myfloridalicense.com. It is free and takes a minute. Hildebrand Construction & Remodeling holds Florida Certified Building Contractor license CBC1257253 and has been licensed since 2009. Our page on how to check a contractor license walks through it step by step.
