The short answer
The costliest kitchen remodel mistakes are made before the first cabinet comes out: an unclear scope, a layout nobody walked through, finishes chosen late, and a budget that does not match how long you will live there. This guide lists them in plain terms so you can check your own plan. For the order the work follows, see kitchen remodel steps, and for costs, our kitchen remodel cost guide.
Mistake 1: A scope that is not in writing
If the estimate says "kitchen remodel" and little else, you and the contractor may picture two different jobs. Ask for a written scope that names what is being replaced, what is staying, what the materials are, and what is not included. Compare estimates only when they cover the same scope. Our guide on comparing estimates shows how.

Mistake 2: Not testing the layout
A drawing can look right and still work badly. Before you commit, walk through your real routines on paper: unloading groceries, cooking while someone else gets a drink, loading the dishwasher with the oven door open. If you are thinking of moving a wall, an engineer needs to check it first. Read about removing a load-bearing wall and see kitchen layout options.
Mistake 3: Choosing finishes late
Cabinets, counters, tile and fixtures often take time to arrive. If you pick them after work starts, the schedule waits on you. Make your choices before demolition, confirm what is ordered, and ask when each item is due. If you change your mind later, that is a change order. Our guide on change orders explains how it works. The price does not change without your written approval.
Mistake 4: Spending more than you will use or get back
Zonda's Cost vs Value report (South Atlantic region, 2025) gives a regional picture. A midrange minor kitchen remodel had a $28,567 job cost and 109.2 percent recouped at resale. A midrange major kitchen remodel had an $81,076 job cost and 50.2 percent recouped. An upscale major kitchen remodel had a $161,511 job cost and 35.5 percent recouped. These are regional averages, not Tampa Bay prices and not Hildebrand quotes.
The point is not to build a cheap kitchen. If you will live in the house for years, spend where you will feel it every day. If you may sell soon, remember that the biggest projects return the smallest share. See does a kitchen remodel add value.
Mistake 5: Forgetting what is behind the walls
Moving a sink or adding circuits changes plumbing and electrical, and that work needs the right licensed trades and permits. Ask who does it. At Hildebrand, plumbing and electrical are done by licensed trade partners that we manage and coordinate. If your home is older, ask about lead paint and asbestos before any demolition. The EPA's lead-safe rule covers pre-1978 homes. Our guide to preparing your home for a remodel covers it, and kitchen remodel permits are covered separately.
Mistake 6: Hiring on price alone
The lowest number is not always the lowest cost. Check the license at myfloridalicense.com, ask who pulls permits, and ask what the written warranty covers. A contractor who cannot answer these is giving you a number without the rest of the job.
Mistake 7: No plan for the weeks without a kitchen
A kitchen remodel takes your kitchen away. Plan where you will cook and wash dishes: a small table, a microwave, a coffee maker and a sink you can use. We do not promise a timeline here, because it depends on the job. Ask your contractor for the schedule in writing and what could change it. Our guide on living at home during a remodel has more.
Mistake 8: Treating the cabinets as the whole kitchen
Cabinets are the biggest single piece of a kitchen, and homeowners often decide on them first and everything else around them. Look at the whole: lighting, outlets where you work, the counter space beside the stove and sink, and where the trash goes. A kitchen can have beautiful cabinets and still frustrate you every morning if the work areas are wrong.
Ask whether your existing cabinet boxes are in good shape and could be kept, or whether they have to be replaced to make the layout work. Costs for each choice vary widely, and the figures we found online were not for Florida, so we do not quote them. A written estimate after a visit is the reliable number.

Questions homeowners ask
What is the biggest kitchen remodel mistake?
Starting without a written scope. It leaves room for two different ideas of the same job.
Should I pick my cabinets and counters before work starts?
Yes. Late choices are a common reason a job slows down.
Is a bigger kitchen remodel worth it for resale?
In the 2025 Cost vs Value report for the South Atlantic region, smaller projects returned a larger share of cost than the biggest ones. These are regional averages.
Do I need an engineer to move a kitchen wall?
If the wall may carry weight, an engineer should check it first. A permit is also likely.
How do I check a contractor's license?
Use myfloridalicense.com, by name or license number. Ours is CBC1257253.
